Lakewood National is a 900-acre, gated, bundled-golf community inside Lakewood Ranch with two Arnold Palmer courses, a beautiful 28,000 sq ft clubhouse, and five different home styles to choose from. Fees you can expect

On top of your mortgage and property taxes, every home in Lakewood National pays into four main buckets. Here's a friendly overview of what they are:

  1. HOA, master association plus a sub-association for condos, verandas, and coach homes.
  2. CDD, the Manatee County infrastructure assessment, billed on your annual property tax bill (not the HOA invoice).
  3. Bundled golf dues, mandatory for every home (you're a club member whether you play or not).
  4. Stewardship fee, helps fund community improvement reserves and environmental upkeep.
Typical all-in: Across the homes I've sold in Lakewood National, most owners end up paying somewhere between $1,200 and $1,500 a month, depending on the home and the specific unit. The mix between the four buckets shifts with product type. Whenever you find a property you really love, I'll pull the current estoppel and we'll look at the exact numbers for that home together.
Food & Beverage minimum
$1,000 / year per home
Charged through the club. The good news: you spend it at the clubhouse and Tiki Bar, so it's not really 'lost' money.

Schools

Schools here are in the Manatee County School District. The district has been busy re-zoning Lakewood Ranch as new campuses open, so the assignment is shifting between this school year and next. Both versions are below.

  • Middle: Dr. Mona Jain Middle School (A-rated, STEM emphasis)
  • High: Lakewood Ranch High School (A-rated)

2026-2027

  • Elementary (K-5): Lake Manatee K-8 · 17210 Academic Ave, Lakewood Ranch 34211
  • Middle (6-8): Lake Manatee K-8 (same campus)
  • High: Rangeland High School (new high school opening near Post Boulevard)

Both new assignments are about 12 to 13 minutes (3.8 to 4.3 miles) from the community. Manatee County may continue to adjust attendance lines as enrollment shifts, so we'll always double check at the specific street address before relying on the assignment.

Things people ask me a lot

Is the golf membership actually mandatory?

Yes! Lakewood National is a bundled-golf community, so every homeowner is automatically a member of the club whether they ever pick up a club or not. The specifics of what the membership includes, what carries over when the home is sold, and any one-time amounts due at closing are all spelled out in the club and HOA documents. Whenever you find a home you're seriously considering, I'll pull those documents and we'll walk through them together so you have the real numbers for that exact property before you commit to anything.

Can I rent it out?

Yes, with a couple of guardrails. The community has a 30-day minimum lease, so no nightly Airbnb or short-term vacation rentals. The cap is 12 leases per year. The 30-day rule still works really well for seasonal rentals (December through April are big), which is why a lot of Terrace condo owners use them as seasonal homes or investments.

What about pets and fences?

Pet-friendly community! Individual condo and coach home sub-associations sometimes layer their own size or breed rules on top, so we'll double check at the building level. Fences are not permitted anywhere in the community, that one is an HOA-wide rule.

Are the schools good?

Yes, the assigned schools all carry A ratings from the state. Manatee County has been busy re-zoning Lakewood Ranch as new schools open, so the assignment changes between this year and next. For 2026-2027, Lakewood National moves to Lake Manatee K-8 (elementary and middle on one campus) and the new Rangeland High School for high school. Whenever you find a specific home you're interested in, we'll confirm the school assignment at that exact address.

A few things I'll verify before contract

For these, I'll pull a current estoppel from the HOA management company on the specific unit you're considering. That's the only truly authoritative source, so we always look at the real numbers for that exact home:
