Which county am I in, and why it matters.

Lakewood Ranch sits in two counties, Manatee and Sarasota. Waterside and its town center, Waterside Place, are on the Sarasota County side of Lakewood Ranch.

Each guide below says which county its village is in, and its schools section names the schools on record for it. Check the county before you fall for a floor plan.

Fees, explained without the numbers.

A homeowners association, where a village has one, keeps the common areas, the gate and the rules. Some include lawn care, some do not, and that difference shows up every month.

Some villages also carry a community development district, a CDD. A community development district, or CDD, is a local special-purpose government under Chapter 190 of the Florida Statutes. It finances and maintains infrastructure such as roads, water management and utilities. Owners pay for it through assessments itemized on the property tax bill.

The Lakewood Ranch Stewardship District is an independent special district. The Florida Legislature created it in 2005. It finances and maintains community infrastructure across Lakewood Ranch. That is the layer above the villages: the big roads, drainage and landscaping that no single village owns.

New construction or resale?

Some villages are still building. Buying new means a builder contract, a timeline that can move, and a sales office whose agent works for the builder. I go with you, and I work for you. A finished village is finished: you can see the street, the neighbors and the HOA in action before you buy. Neither is better. They are different, and the right one depends on your timeline.
