Del Webb Lakewood Ranch

LWR's 55+ active adult community. Built for the next chapter.

Del Webb Lakewood Ranch is the 55+ age-restricted community inside LWR's master plan. Pulte/Del Webb built it specifically for active adults, the amenity package is extraordinary: a sports complex, indoor and outdoor pools, a full indoor fitness center, 8+ pickleball courts, tennis, bocce, and a robust social calendar. The Oasis Club is the heart of the community, and it operates more like a resort than a typical Florida clubhouse. If you're 55+ and want an LWR address with purpose-built active adult amenities, this is the one.

HOA and CDD fees in Del Webb

On top of your mortgage and property taxes, here is what Del Webb asks of you every month, and who takes care of the outside of your home.

  1. CDD, Del Webb carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground.
Fees shift by home type and they change year to year, so I would rather give you real numbers than a guess. Once you find a place in Del Webb you love, I will pull the current estoppel and we will look at the exact figures for that home together.
