  1. CDD, Cresswind carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground.
  2. Lawn and exterior upkeep, Cresswind is a maintenance free community. Lawn care is bundled into your HOA dues, so your weekends are not spent mowing.
  3. What the HOA covers, the clubhouse, the resort pool, the fitness center, pickleball courts, lawn and grounds maintenance.
