Saddlestone at Lakewood Ranch

The newest expansion of Star Farms, a multi-gen village now selling.

Saddlestone is the newest village in Lakewood Ranch, a 570-acre, ~1,300-homesite expansion that makes Star Farms the largest community in the master plan. It's a multi-generational village with a strong builder roster (D.R. Horton, AR Homes, Lee Wetherington, John Cannon, Homes by WestBay) spanning attainable to luxury. Located near Bourneside Boulevard and 44th Avenue East, it's one of the best early-buy opportunities in LWR right now.

HOA and CDD fees in Saddlestone

On top of your mortgage and property taxes, here is what Saddlestone asks of you every month, and who takes care of the outside of your home.

  1. CDD, Saddlestone carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground. Saddlestone is part of Star Farms, so it falls under the Star Farms bonds. It is one of the newest neighbourhoods here, and newer phases can be added under a later bond series, so confirm the figure for the exact home.
Fees shift by home type and they change year to year, so I would rather give you real numbers than a guess. Once you find a place in Saddlestone you love, I will pull the current estoppel and we will look at the exact figures for that home together.
