  1. CDD, Park East carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground.
