Heritage Harbour is a large master-planned community in Bradenton. It sits off State Road 64 at the I-75 interchange, south of the Manatee River. Lennar developed it, and it covers about 2,800 acres. Inside are several neighborhoods, including River Strand, Stoneybrook and Lighthouse Cove. River Strand and Stoneybrook have their own golf clubs and their own guides on this site. What every resident shares is Central Park and Beacon Lake: ball fields, a playground, a disc golf course, a dog park and a path around the water. Each neighborhood runs its own pool and courts. It sits near Lakewood Ranch but is not part of it, and it has its own community development districts.

- CDD, Heritage Harbour carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. Heritage Harbour is not in a Lakewood Ranch district. It has its own community development districts, Heritage Harbour North and Heritage Harbour South. Stoneybrook sits in the South district. Each district sets its own capital and maintenance assessments, so ask which district a home is in before you buy.
Fees shift by home type and they change year to year, so I would rather give you real numbers than a guess. Once you find a place in Heritage Harbour you love, I will pull the current estoppel and we will look at the exact figures for that home together.
