On top of your mortgage and property taxes, here is what Wild Blue asks of you every month, and who takes care of the outside of your home.

  1. CDD, Wild Blue carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground.
  2. Lawn and exterior upkeep, Wild Blue is a maintenance free community. Lawn care is bundled into your HOA dues, so your weekends are not spent mowing.
  3. What the HOA covers, the clubhouse, the resort pool, an on site lifestyle director, the playground, tennis courts, pickleball courts, the on site bar and cafe, lawn and grounds maintenance.
Fees shift by home type and they change year to year, so I would rather give you real numbers than a guess. Once you find a place in Wild Blue you love, I will pull the current estoppel and we will look at the exact figures for that home together.
