Harmony at Lakewood Ranch

Mattamy Homes quality in a gated LWR setting.

Harmony at Lakewood Ranch is built by Mattamy Homes, a Canadian builder with a strong reputation in the Florida market for well-designed, thoughtfully planned communities. It's a gated community with a resort-style pool, clubhouse, fitness center, and sports courts. The layouts tend to favor functional open plans with good natural light. No golf or club dues beyond the HOA.

HOA and CDD fees in Harmony

On top of your mortgage and property taxes, here is what Harmony asks of you every month, and who takes care of the outside of your home.

  1. CDD, Harmony carries one. It is an infrastructure assessment collected on your annual property tax bill rather than on the HOA invoice, which is why it catches people by surprise. The line on your tax bill is the Lakewood Ranch Stewardship District assessment rather than a numbered community CDD. That district covers most of Lakewood Ranch, and it is why a builder can tell you there is no CDD here and still be right while an assessment arrives anyway. It usually carries two parts, one for operations and one for the bond that paid to put the infrastructure in the ground.
Fees shift by home type and they change year to year, so I would rather give you real numbers than a guess. Once you find a place in Harmony you love, I will pull the current estoppel and we will look at the exact figures for that home together.
