In-law suites near the beach: why more families want one, and where SeaFlower fits.
If you saw my reel from SeaFlower, you heard me get excited about one thing: you can build a home here with a separate suite for your parents, your grown kids, or guests who stay a while. This is the longer version. Why so many families are asking for this, what the suites look like, and what to ask before you fall in love with one.

More families are living this way.
This is not a niche anymore. In 2021, 18 percent of Americans lived in a multigenerational household, up from 7 percent in 1971. Among people who bought a primary home in the year ending June 2025, about one in seven bought it to house more than one generation. The reasons are the ones you would guess. Caring for aging parents comes first. Saving money comes next. Then adult children who moved back home.
Florida has noticed too. State law encourages local governments to allow accessory dwelling units in single-family neighborhoods as one way to add housing.
I moved my own family here from Minnesota with four boys, and my parents visit for weeks at a time. I understand wanting everyone close and still wanting a door that shuts.
What an in-law suite actually is.
The formal name is an accessory dwelling unit, or ADU. It is a separate living space on the same lot with its own kitchen and bathroom and, usually, its own entrance. It can be an apartment over the garage, a suite attached to the main house with a private door, or a small cottage in the yard. SeaFlower planned for them from the start.
At SeaFlower, every single-family lot can have one.
SeaFlower is the new coastal village on the old flower farm in west Bradenton, south of Cortez Road and about three miles from the beaches of Anna Maria Island. The developer says every single-family homesite is permitted to have an accessory dwelling unit. The lot, the plan and the builder still have to line up, so confirm it on the homesite you want. Five builders are building here, and three of the plans I know of come with a suite designed in from the start.


The Palma by Cardel. The suite sits right beside the front door, with its own private entrance. Living room, kitchenette, bedroom, bath. In the model I toured, the main house opened up under wood beams into a great room with pocket sliders out to a screened pool. Finishes and the pool are model choices, so ask the builder what comes standard.
The Bali by Cardel. In the model, you walk through a little courtyard under string lights to a separate door, then up a staircase to a full suite over the garage. Living room, kitchen, bedroom, bath, even a stacked laundry. Nobody has to walk through the main house.
The Mabel II with ADU by Pulte. A two-story plan with a suite above the garage: kitchen, bedroom and bathroom of its own. I have not walked this one yet, so ask me and I will set it up.
The other builders can talk through adding a suite to a lot, since the community allows it. Each builder sells on its own terms. I can walk all of them with you. Before we tour, I will explain our agreement, my fee and any builder contribution, so there are no surprises.
Five questions to ask before you commit.
- Who will live there, and for how long? A parent who needs a walk-in shower wants a different suite than a college kid home for the summer.
- Is it attached or over the garage? Stairs are fine at 25. They are a different question at 75.
- What are the community's rules on renting the suite? SeaFlower has its own rules on owner occupancy and minimum lease terms, so do not plan on rental income until you have read them.
- Does the suite share utilities with the main house, or have its own meter? It changes the monthly bills and how you split them.
- Will the lot fit the plan you want? Suites take space, and not every homesite takes every plan.
